Important! To qualify for one of our rental houses or apartments you have to meet the following criteria which are imposed by almost all our clients.

ALLOCATION CRITERIA

  • Your gross monthly income has to be 4 x the monthly rent (3,5 x is negotiable). Holiday pay and fixed supplements are included.
  •  Your partner’s income is counted for a third. If you both receive old-age benefits (AOW), both incomes are counted for 100%.
  • You must have an employment contract for at least a year. Zero-hour-contracts and contracts with employment agencies are not valid. Outsourcing contracts will be assessed by its conditions.
  • Suppose all beforementioned criteria do not apply to you, but you do own equity equal to or over € 10.000,–? Then this equity is counted, but in addition to this you should always have a steady income.

Suppose you do not completely meet our income standard (f.e. your gross monthly income is only 3,5 x the monthly rent) it is still possible to rent the property you are interested in under the condition of a deposit or bank guarantee. If you earn less than 3,5 x the monthly rent, we are sorry to tell you that you cannot rent via Van der Krabben Real Estate Agency. Your registration will not be processed and the documents you sent us will be destroyed.

DOCUMENTS

Before we are allowed to rent out a property on behalf of our client, we are obliged to check your background. For that we need the following information, which you can mail to huur@krabben.nl:

  • EU: copy of your passport/identity card; Outside EU: residence document (from you and any partner)
  • recent employer statement (from you and any partner)
  • 3 recent pay slips (from you and any partner)
  • 2 bank statements on which wages are shown (from you and any partner)
  • if you currently rent a property: a recent lessor’s statement of your present lessor/landlord
  • if you possess a house: a recent mortgage statement by the bank
  • income tax return statement of last year if you have sold your own house
  • if you have sold your own house: a copy of the title deed
  • an extract of the Population Register of your current community added by the living history (from you and any partner).

If you are an entrepreneur:

  • EU: copy of your passport/identity card; Outside EU: residence document (from you and any partner)
  • most recent annual financial statements, profit and loss account and balance sheet
  • Certified Auditor’s report
  • Copy Registration of the Chamber of Commerce
  • Form IB60
  • if you currently rent a property: a recent lessor’s statement of your present lessor/landlord
  • if you possess a house: a recent mortgage statement by the bank
  • income tax return statement of last year if you have sold your own house
  • if you have sold your own house: a copy of the title deed
  • an extract of the Population Register of your current community added by the living history (from you and any partner).
  • Attention: a deposit or bank guarantee is always required when you are an entrepreneur.

If retired:

  • EU: copy of your passport/identity card; Outside EU: residence document (from you and any partner)
  • recent old age benefit strip (AOW) and/or annual statement (from you and any partner)
  • recent pension strip and/or annual statement (from you and any partner)
  • if you currently rent a property: a recent lessor’s statement of your present lessor/landlord
  • if you possess a house: a recent mortgage statement by the bank
  • income tax return statement of last year if you have sold your own house
  • if you have sold your own house: a copy of the title deed
  • an extract of the Population Register of your current community added by the living history (from you and any partner).

An external screening is part of the checking of your background. All costs made will be charged to the potential tenant (you). In the creation of a rental agreement one-off costs may only be charged once by the lessor. Forgery will always be reported to the police.
